Bud was born and raised in Huntington Beach and now lives in Corona del Mar, which on this property is the whole point. The Village is a walking market. The Property

A duplex that could not be built again today.

Reimagined in 2023 with the feel of brand new construction, 520 Iris carries a scale the Village no longer permits. Two expansive units across 3,649 square feet on a corner lot, each with open plan living, high end finishes and seamless indoor to outdoor space. French white oak floors, custom cabinetry, stone counters, stainless appliances and low maintenance New Tech siding throughout.

The lower unit is a 1,873 square foot, three bedroom, two and a half bath home with ten foot kitchen ceilings and nine foot ceilings in the living area. At this level you are not selling a house. You are selling an address.

The Corona del Mar Village is roughly one square mile of thirty by one hundred and eighteen foot lots between Pacific Coast Highway and the water. Almost everything trades on the same standard footprint, which is exactly why a 3,649 square foot structure on a corner is an outlier. This is a walking neighbourhood where the beach, the coffee and the dinner reservation are all inside five minutes on foot.

Steps from the sand

Fashion Island and the harbour

Newport Harbour, Balboa Island, Fashion Island and the Newport Beach Country Club are all within a few minutes. John Wayne Airport is fifteen, which matters to the executive and second home buyer.

Scarcity you can measure

Per square foot comparisons will always disagree here, because nothing on a Village lot matches this footprint and few of the comparables carry two income units. Automated estimates cannot price scarcity. October 24 replaces all of that with one number real buyers actually bid.

In a single weekend a buyer at this level will see a newer single family build on a standard Village lot, a smaller ocean view condo, a tear down with a rebuild budget behind it, and another income duplex a few streets over.
